October 2008
From the first October 2008 all commercial buildings over 50m2 in area that are internally conditioned by heat or cooling have required an Energy Performance Certificate when sold, let or built. So landlords and property owners in England and Wales have been required to provide Energy Performance Certificates (EPC’s) to any prospective buyer or tenant when they lease, build or sell a commercial property.
An EPC is also now a requirement for all dwellings at the construction stage.
The EPC looks broadly similar to the energy labels now provided with vehicles and many appliances. The certificate will provide an energy rating of the building from A to G, A being the most efficient and G the least.
As from October 1st all commercial properties for sale or rent will need to be examined and given an Energy Performance Certificate EPC. This will rate the building’s efficiency on a scale from A to G and will show where the rating could be after a few improvements. This will assist in reducing the CO² emissions.
